That classification can change how the asset is financed, insured, depreciated, and carried on the balance sheet compared with a permanent building. How it applies depends on your entity, structure, and jurisdiction.

Capital efficiency

A ground-up build locks a large amount of capital in place long before it earns. Pine inventory is delivered finished and can be brought online in phases, so capital goes down closer to when a Space can begin booking. How the numbers work depends on your properties, rates, and financing, so the model lives in Build & Price.

  • Less upfront infrastructure. Onboard tanks or existing utilities instead of ground-up septic, roads, and pads.
  • Phase the capex. Add Spaces as demand and cash flow support them, not all at once.
  • Closer to first revenue. Delivered finished, so less pre-revenue hold than a build.
  • Standard unit economics. The same product tends to underwrite the same way at every site.

Shift a Space from a soft property to a strong one, consolidate two locations into one, or chase the season: a Space that serves a northern property through the summer can move to a warmer market for the off-season rather than sit closed. And you do not have to run the move yourself, the Pine team can handle the redeployment, from pickup to set on the new site. Relocation carries transport and placement cost, is not instant, and local placement rules still apply.

How is a Pine Space titled and owned?
Each Space is titled as a movable asset on a steel chassis. You own it outright or finance it, the way you would other titled equipment, rather than holding it as part of the real property.
Can it be financed?
Because each Space is a titled asset rather than site-built construction, it can generally be financed and insured as equipment. Terms depend on your lender, and we can point you to lenders who work with titled units.
How does depreciation or tax treatment work?
Titling a Space as equipment rather than real property can change how it is depreciated and carried compared with a permanent building. How that applies to your entity depends on your structure and jurisdiction, so it is a question for your tax advisor. Pine does not provide tax advice.
Is there a minimum deployment?
No. You can start with a single Space or one Collection and scale from there as demand and capital allow.
Can we standardize across multiple properties?
Yes. The same Spaces, Collections, and Innkeeper operations repeat at each property, so the guest product and the operating model stay consistent as you add locations.
What does repositioning actually cost?
Each move carries transport and placement cost and is not instant, so it is a deliberate decision rather than a free lever. The Pine team can coordinate the redeployment for you, from pickup to set on the new site. The point is that the asset can relocate rather than being stranded in a soft location, and placement rules still vary by jurisdiction.
Is there a resale path?
As titled assets, Spaces can be sold or redeployed rather than written down with the property. Resale value depends on condition, configuration, and market, like any titled asset.
Who operates the properties?
You do, or your operator does. Innkeeper reduces the on-site work, but Pine builds and supplies the assets and the technology. It is not a property manager, and Pine does not run bookable stays.
