For landowners & new operators

Turn your land into your first rental.

Have a few acres and a dream of hosting? Pine puts a finished, titled cabin on your land, ready to book, without the construction project or the all-or-nothing spend. Start with one Space and grow from there.1

The old way vs Pine

Building a first rental the usual way is a big leap.

The conventional path means a site plan, a septic design, a contractor, and a construction loan, all before you know whether a single guest will book. Pine lets you start with one finished Space and prove it before you spend more.1

Compared to other park models

Most park models are just a building. Pine is a system.

Pine is a park model RV, titled and towable like any other. The difference starts where most park models stop.

A connected system

Most park models are one unit you place, and that is it. Pine cabins, baths, platforms, and walkways are designed to connect, so one Space can grow into a whole Collection.

Built-in technology

Smart locks, sensors, and tank and energy monitors ship in every Space, and Innkeeper runs the property from your phone. A typical park model is just a building.

Self-contained

Onboard tanks let a Space open before permanent utilities are ready. Many park models need a full site hookup first.

Built to move

It stays titled and towable, and the Pine team can relocate it when you need. Many park models are set once and never leave.

How you start

One finished Space is a complete beginning.

You do not need a master plan or a full build to open. You need one Space on a good spot, and a way to grow if it works.

Start with one Space

A single finished cabin is a complete product. Plenty of owners start here and stay here.

Or a ready-made Collection

A cabin, a bath, and the platform that ties them together, configured to open as one.

Delivered finished

Built and tested in our shop, then delivered to your land, not framed and finished in your field.

Add as it proves out

Buy the next Space out of what the first one earns, on your own timeline.

Start small

Start small and let it prove itself.

You do not have to bet the whole property on a hunch. Put one finished Space on your best spot, list it, and see how it books before you commit to more. Because each Space is titled and movable, a first try is not a foundation you are stuck with.

  • One Space, not a whole build. A complete, finished product on day one.
  • See how it books first. Prove the demand before you add the next one.
  • Not stuck with it. Move or resell a titled Space if the plan changes.

Grow on your timeline

Grow it into a property, on your own schedule.

Start with a cabin. Add a Bath Pod so it does not need its own bathroom. Add a platform and lit walkways and it reads as a place, not a cabin in a field. A few Spaces around a shared bath and terrace become a small property of their own, all on your land, all on your timeline.

  • Add a bath, a platform, walkways. The pieces that make a cabin feel like a stay.
  • Cluster a few into a small property. Or keep it to one, that is a complete product too.
  • Everything connects the same way as you expand, so there is no restart.

Become a Pine property

Build under a brand people already trust.

For a select group of partners, Pine goes further than product: developing and operating a destination under the Pine name, with the platform, the pricing, and the guest experience that come with it. These are relationship-based partnerships shaped around your property, not a program off a shelf.

Marketing built into the product

Guests book, unlock, order, and come back through Pine's own app. The brand keeps working for the property between stays, with no marketing team of your own.

Discounted Pine Spaces

Partner pricing on every cabin, bath, platform, and walkway you add as the property grows.

Reduced-rate software

The Innkeeper operating platform at a partner rate, running the property from the bookings you already take.

Revenue beyond the nightly rate

The Pine App turns every stay into more than a room charge, with in-stay shop orders, add-ons, and experiences that keep earning after the booking.

First access to the platform

Priority access to Pine's technology, new Spaces, and product releases before they roll out more widely.

Design and layout support

We help shape the property around your land, your guests, and the Pine guest experience.

A real brand, not a badge on a door.

You do not have to be there

Run it from your phone, wherever you are.

You do not have to live on the property to host on it. Innkeeper reads the booking calendar you set up, Airbnb, VRBO, or another, and handles the physical side: door codes for each guest, arrival settings, and tank and system alerts. Owner and operator views mean you can keep an eye on it yourself or hand the day-to-day to someone local.

  • Owner and operator roles. Manage it remotely, or hand off the day-to-day.
  • Per-booking access. Codes issued and revoked with each reservation.
  • Live system status. Tanks, energy, and alerts on your phone.

The hardware is built into every Space. The Innkeeper dashboard is an optional monthly subscription that plugs into the booking tools you already use.

Built, delivered, in service

Getting started

The questions first-time hosts ask.

Will Pine work on my land?
Most likely, if a truck can reach the spot. Pine Spaces are titled, run self-contained or connect to utilities, and set without a foundation. Placement, utility, zoning, and inspection rules vary by jurisdiction, and we help you check yours before you order.
Do I need permits, septic, or a foundation?
Pine Spaces are titled RV assets on steel chassis, with onboard tanks or a connection to existing utilities, so there is no septic system or foundation to build. Local placement, utility, and zoning rules still vary, and we help you check what your location requires.
Can I really start with just one?
Yes. A single Space is a complete product, finished and delivered, and plenty of owners start and stay with one. You can add more later if you want to.
Do I have to run it myself?
No. Innkeeper handles the physical side from the booking calendar you set up, and its owner and operator views let you manage it remotely or hand the day-to-day to someone local.
Will it make money?
That depends on your location, your rates, your season, and how you run it, so we cannot promise a number. What Pine controls is the cost and the flexibility: start with one Space, see how it books, and add only if it proves out.
What if it does not work out?
Because each Space stays a titled, movable asset, you are not stuck with a foundation. It can be moved to another spot, sold, or redeployed, unlike a building poured into the ground.
How much land do I need?
Not much. A single Space needs room to place and access it. There is no minimum acreage; the constraint is access and local rules, not size.
Can I connect to my existing well and septic?
Yes, where you have them. Every Space can run self-contained on onboard tanks or connect to existing water, sewer, and power. You choose per site.

Build & Price
  1. Pine spaces are titled RV assets built on steel chassis and delivered as mobile equipment. Pine is designed to reduce conventional site-built construction, buried infrastructure, and permitting friction; local placement, utility, zoning, and inspection rules vary by jurisdiction · we'll help you check yours before you order.
  2. Pricing shown is preliminary and configuration-dependent. Prices exclude delivery, applicable taxes and fees, and are subject to change. Innkeeper service is billed monthly; plan details are provided in Build & Price.
  3. Wider cabins (Camp and Plus) ship at 10'0" and require a standard oversize load permit in most states; no escort vehicles required on most routes. The Pod ships at 8'0" with no oversize permit. Delivery quoted by destination.
