For campgrounds & resorts
Add premium campground cabins and amenities.
Pine adds finished cabins, a modern bathhouse, and the platforms that tie them together to the park you already operate. Titled and delivered, not built on site, so you can often skip the septic system, the pour, and the building season.1
The old way vs Pine
Adding cabins the old way is a construction project.
Conventionally, it means a site plan, a septic design, a township meeting, contractors, and a building season before a single guest books, which is where a lot of campground expansions stall. Pine is designed to get you most of the way there with far less of that project.1
Wherever a truck can reach, Pine is designed to host.1
Compared to other park models
Most park models are just a building. Pine is a system.
Pine is a park model RV, titled and towable like any other. The difference starts where most park models stop.
Most park models are one unit you place, and that is it. Pine cabins, baths, platforms, and walkways are designed to connect, so one Space can grow into a whole Collection.
Smart locks, sensors, and tank and energy monitors ship in every Space, and Innkeeper runs the property from your phone. A typical park model is just a building.
Onboard tanks let a Space open before permanent utilities are ready. Many park models need a full site hookup first.
It stays titled and towable, and the Pine team can relocate it when you need. Many park models are set once and never leave.
What campgrounds add
Campground cabins, a modern bathhouse, and the pieces that connect them.
Every piece is titled, finished, and priced on its own. Add the one the park needs this season, then keep going, everything is designed to connect the same way.
Campground cabins
Premium, titled cabins designed to earn a higher nightly rate than a bare site. The Pod is compact and high-yield, the Camp adds a seating area, and the Plus is full-service with a private bath.

A finished, modern shower house sized for the whole park, with water, dual RV sewer, and 50A, designed to connect in hours rather than a plumbing project.
Configure a bathhouseBath Pods
A private, spa-grade bath for a premium site, so a cabin does not need its own. One pod is designed to serve up to three.

Give ordinary sites a premium, connected feel, with the terrace and lit walkways that make a section read as designed.

A modern bathhouse can lift what the whole park charges.
The bathhouse is one of the first things guests judge a campground by. A tired shower house can hold back what every site charges; a clean, modern one can help lift it. Pine's bathhouse arrives finished, with water, dual RV sewer, and 50A, designed to connect in hours rather than become a plumbing project in your field.
- Sized for the whole park. Multi-stall, built to serve the campground, not one site.
- Built to connect fast. Water, dual RV sewer, and 50A, without a buried-infrastructure project.
- Titled, so it can move. If the park changes, the bathhouse can move with it.
Keeps your systems
It works with Campspot and Airbnb. It does not replace them.
You are not replatforming. Innkeeper reads the booking calendar you already run, Campspot, Airbnb, VRBO, or your PMS, and turns each reservation into a ready cabin: door codes, arrival settings, tank levels, and service alerts, without you driving out to the site.
- Smart lock. Per-booking codes, live from check-in to checkout.
- Door & occupancy sensors. Know when a space is entered, used, or empty.
- Tank monitors. Fresh and waste levels reported live.
The hardware is built into every Space. The Innkeeper dashboard is an optional monthly subscription that plugs into the booking tools you already use.

Why it pencils
Premium inventory, added a few sites at a time.
The full number depends on your park, your rates, and your season, so it lives in Build & Price. The logic behind it is simple.
A finished cabin can command more than a tent or RV site, so the same ground has the chance to earn a higher nightly rate.
You can buy a cabin or two a season out of cash flow instead of financing one large construction project.
Each Space is titled, so it can generally be financed and insured as equipment, and moved to your best sites or another property.
A modern bathhouse can lift what the whole park charges, not just the sites beside it.
Built, delivered, in service
Built in our Michigan shop. Delivered to working properties.
Pine builds physical hospitality assets in our Michigan shop, using real materials and durable assemblies. We test their systems before delivery and support them once they are in service at a property.

What it means for your park
Add premium inventory without pausing the park.
The Pine way of adding cabins changes more than the timeline. Here is what an operator actually feels on the ground. Local placement, utility, zoning, and inspection rules still vary by jurisdiction.1
The park stays open while you add
No closed section or construction fence for a season. A finished Space is delivered and set in a day, so guests keep booking around it.
It can earn from the first booking
There is no building season sitting between the spend and the revenue. Once a Space is set and connected, you can list it.
A price you can plan around
Everything is configured and quoted up front, which leaves far less room for change orders, contractor overruns, and surprise septic bids mid-project.
Test a site before you commit
Put one cabin on your best spot, watch how it books, then add more where the demand actually is, instead of betting a whole section at once.
A slow spot is a move, not a loss
Because each Space stays titled and towable, an underperforming location can be relocated rather than written off.
No new platform, fewer trips out
Innkeeper runs on the booking calendar you already use and handles codes, arrivals, and alerts, so more inventory does not have to mean more staff.
Operator questions
The questions campground owners ask.
Do I need septic or a building permit?
Will it work with Campspot and Airbnb?
Can I add just a few at a time?
Can I connect to the water and sewer I already have?
Does the bathhouse serve my whole park?
Is a titled Space financeable?
Can I move it later?

Build & Price- Pine spaces are titled RV assets built on steel chassis and delivered as mobile equipment. Pine is designed to reduce conventional site-built construction, buried infrastructure, and permitting friction; local placement, utility, zoning, and inspection rules vary by jurisdiction · we'll help you check yours before you order.
- Pricing shown is preliminary and configuration-dependent. Prices exclude delivery, applicable taxes and fees, and are subject to change. Innkeeper service is billed monthly; plan details are provided in Build & Price.
- Wider cabins (Camp and Plus) ship at 10'0" and require a standard oversize load permit in most states; no escort vehicles required on most routes. The Pod ships at 8'0" with no oversize permit. Delivery quoted by destination.
