A complete outdoor hospitality system

Create or expand a premium outdoor hospitality property.

Pine brings together guest accommodations, bath facilities, platforms, walkways, infrastructure, and smart operations in one coordinated system. Start with one Space or build a complete Collection.

Add inventory sooner, expand in phases, and keep the flexibility to reposition Spaces down the road.

What Pine is

The pieces of a property, designed together.

Pine is a complete outdoor hospitality property system. Guest accommodations, private and shared bath facilities, platforms, walkways, infrastructure options, and operating technology are designed to work together from the beginning.

Expand an operating campground or resort, deploy a repeatable system across multiple properties, or turn underused land into a new destination.

Because Pine Spaces are built as titled mobile assets, they can be repositioned or redeployed as seasons, demand, and property plans change.

Guest Spaces

Private accommodations designed to create premium nightly-rate inventory.

Pod · Camp · Plus
Bath Facilities

Private and shared bath options that expand where and how guest inventory can be placed.

Bath Pod · Bathhouse
Outdoor Connections

Platforms and walkways that organize the property and connect each Space into a cohesive guest experience.

Platforms · Walkways
Operations

The operating technology layer, not a physical Space. Innkeeper connects reservations, guest access, property settings, infrastructure monitoring, and service workflows.

Why Pine

A more flexible way to add and operate hospitality inventory.

Pine reduces the number of separate products, contractors, and systems required to create an outdoor hospitality property. Each component is designed to arrive nearly finished, connect with the rest of the system, and support phased growth.1

01 Add inventory sooner

Pine Spaces arrive substantially complete, reducing the work required at the property before they can begin serving guests. Start with what the property needs today, then add more Spaces as demand and revenue grow.

02 Use the infrastructure that fits

Connect to existing water, sewer, and power where available, or configure self-contained systems where permanent infrastructure is limited or not yet justified.

03 Preserve flexibility over time

Pine Spaces are titled mobile assets, so you can reposition them on the property or relocate them to another site later.

04 Operate everything as one system

Innkeeper connects reservations, access, guest settings, infrastructure monitoring, and service workflows across the property or portfolio.

How it works

From the Spaces you choose to a delivered property system.

Choose what the property needs, then work with Pine to configure, build, and deliver the complete system.

01 · Choose your Spaces

Start with what the property needs.

Select guest accommodations, bath facilities, platforms, walkways, and operating technology. Begin with one Space, customize a Collection, or build a completely new configuration.

02 · Pine designs, builds, and delivers

Turn the selected Spaces into one coordinated property.

Pine develops the layout around the land, guest flow, views, infrastructure, and operating model. Spaces arrive finished, then are positioned, connected, and commissioned at the property.

Connect to existing utilities where available, use self-contained systems where appropriate, or combine both approaches in a hybrid configuration.

Connected operations

Automate routine property operations

Innkeeper connects reservations, guest access, arrival settings, tank levels, energy systems, service events, and property status in one operating layer. Reduce manual coordination and give operators one place to monitor connected Pine Spaces, infrastructure, and guest activity across one property or multiple locations.

Pine Collections

A complete property, assembled from Pine Spaces.

Collections are preconfigured starting points that show how Pine Spaces can work together. Use one as designed, add or remove components, or begin with a completely custom layout.

Each Collection brings together accommodations, bathing, outdoor connections, infrastructure, and operations around a specific property strategy.

Because Collections are assembled from individual Pine Spaces, they can be expanded, reconfigured, or redeployed later.

Common questions

Questions people ask about Pine.

Who is Pine?
Pine is an outdoor hospitality company that builds cabins, bath pods, mobile bathhouses, and the platforms and walkways that connect them into a complete property. Every space is built and titled, delivered finished, and set in place, so there is no on-site construction project to manage.
Do I need permits, a foundation, or septic?
It comes down to your local zoning, and the simple version is this: typically, anywhere an RV is allowed, a Pine space can go. Each space is built on a steel chassis with onboard tanks or connections to the utilities you already have, so there is usually no foundation or septic system to build. Local rules always vary, so your jurisdiction has the final say.
How fast can a Pine space be set up?
A space arrives finished and is positioned and connected in about a day, not a building season. The structure is completed and tested in Pine’s Michigan shop before it ships, so the time spent on your property is measured in hours rather than months.
Can I move a Pine space later?
Yes. Because each space stays titled and towable, it can be relocated to another site or property rather than being fixed in place. A move carries transport and placement cost and is not instant, but the asset can follow demand instead of being stranded in a soft location.
How does Pine compare to a park model?
Pine spaces are park-model-style structures, so they share that DNA. The difference is the path: a conventional park model often turns into a site-work and permitting project before it earns anything, while a Pine space is delivered finished, set on your property in about a day, and stays titled and movable so you can relocate it later. Same category, a much faster way to open.
How much does a Pine space cost?
Cabins are quoted based on the model and how you configure them, and amenities like bath pods and mobile bathhouses have published starting prices. You can lay out a property and see pricing in Build & Price. All figures are preliminary and exclude delivery, applicable taxes, and fees.
Do I need wifi, power, or water at the property?
Each space runs on its own onboard systems and can operate self-contained or connect to power and water you already have. Pine’s dedicated long-range network extends from a base station that plugs into your existing internet, so the individual spaces do not each need their own wifi or a wired run.
What is Innkeeper?
Innkeeper is Pine’s operating layer for the physical property. It reads the booking calendar you already use, such as Airbnb, VRBO, or Campspot, and runs the property from it, handling guest access codes, arrivals, tank levels, and alerts. It is not a booking system and does not replace the tools you use to take reservations.

Arrange the layout and watch the number update as you build. The same builder gives every path a clear starting configuration and price.

  1. Pine spaces are titled RV assets built on steel chassis and delivered as mobile equipment. Pine is designed to reduce conventional site-built construction, buried infrastructure, and permitting friction; local placement, utility, zoning, and inspection rules vary by jurisdiction · we'll help you check yours before you order.
  2. Pricing shown is preliminary and configuration-dependent. Prices exclude delivery, applicable taxes and fees, and are subject to change. Innkeeper service is billed monthly; plan details are provided in Build & Price.
  3. Wider cabins (Camp and Plus) ship at 10'0" and require a standard oversize load permit in most states; no escort vehicles required on most routes. The Pod ships at 8'0" with no oversize permit. Delivery quoted by destination.
